Spring wrap-up at the Hospital
As we move into summer, it’s hard to believe how quickly spring passed.
Waking up and letting in the daylight. We’ve unboarded windows and doors that likely haven’t see the light of day in over a decade. The rooms feel so much bigger and inviting in sunlight! While all the windows need TLC, around half of the window sashes still work. Not too shabby considering that most of the windows (with the exception of the 1938 addition pictured below) are over 100 years old. We’ll systematically maintenance and repair the windows room by room, with the worst of them boarded in the meantime.
The first bloom. The rhododendron and rose bush gave us a magnificent first bloom after pulling out the trash that had gathered at their roots.
Roof updates: Leak free at last! The flat roof replacement has halted the deterioration in the addition; the worst of the damage in the building is no longer worsening every time it rains. It was impressive to see the materials being boomed up to the roof. There were still some areas on the main roof where leaks were coming through, but we were able to patch them up ourselves. We plan to have the main roof updated and replaced but now it’s a much less urgent task.
And the main roof is all patched up, by yours truly, so (fingers crossed) we should be all set for the year while we finalize plans for the long-term replacement.
Did I mention the roof doesn’t leak anymore?! I really can’t underscore enough how huge that feels! Without further damage or deterioration from water we can make progress on interior rehabilitation without the work being undone.
You may have noticed I didn’t mention the gutters… Those still need to be replaced - but one step at a time! I did clean out the box gutter on the porch roof so that it (mostly) drains now.
Our M.V.P. (the sump pump) is still going strong! It kept pace with all the rain, amazingly!
Unearthing the basement door. Leaf Litter: in various stages of decomposition. Trash Litter: still trash.
Ideas ideas ideas! We have mapped the groundplan (including digitally, thanks AutoCAD) with both what is… and what can be… But no spoilers yet.
